What Separates Quotes

On a new wall, the differences between contractors are invisible for about two years.

Every stucco job looks good the week it is finished. What separates them shows up later, and it comes down to three decisions made before the first coat goes on: where the control joints go, how the flashing at openings and penetrations is detailed, and whether each coat is given the time it needs to cure.

Those three are also the easiest places to save money on a bid. A quote can be lower because the joints were left out, the flashing details were simplified, or the schedule assumes coats go on faster than they should. None of that is visible at handover.

So when you compare installation quotes, compare those three things. A lower number that omits them is not the same job priced better.

What you are stuccoing over changes the whole specification.

These are two different systems that happen to end in the same appearance. Worth knowing which one your project is before you compare anything.

Stucco over block

Applied directly to concrete block, the most common construction in Brevard. Fewer layers, no lath, and the block itself tolerates moisture well because it does not rot. Joint placement and terminations at openings still decide where it cracks.

Stucco over frame

Lath and a moisture barrier over wood framing, which means the drainage details are doing real work. Every opening and penetration is a place water can get in, and the sheathing behind has something to lose if it does. This is where installation quality matters most in Florida.

Many Brevard homes are block on the ground floor and frame above, which means one house can need both specifications done correctly.

Do you install control joints?

Yes, and where they go is a specification decision rather than a detail left to the crew. Control joints give a wall somewhere planned to move so it does not crack somewhere unplanned. Wall length, substrate, and the openings in the wall determine the layout. Omitted or badly placed joints are a common reason new stucco cracks in its first few years.

Can you install stucco over an existing exterior?

Sometimes, depending on what is there and what condition it is in. It is not automatically the cheaper route — going over a surface that should have come off is how a new finish inherits an old problem. Worth establishing what is underneath before deciding.
