Why The Crew Matters

The most common way an EIFS wall gets worse is a well-meant repair.

Every stucco company in Brevard lists EIFS. Far fewer handle it as a different system, and the gap shows up in specific, repeatable ways.

Patching EIFS with cement-based stucco material traps moisture against the foam — the patch holds water exactly where the system is least able to dry. Cutting into a barrier wall without rebuilding the sealant and flashing behind it reopens the path the water came in through. Sealing the surface without addressing the detail hides the symptom and leaves the cause running.

None of those is negligence. They are what happens when a hardcoat stucco approach is applied to a system that behaves nothing like hardcoat stucco.

Sealant and flashing details

Windows, doors, rooflines, deck attachments — anywhere the system is penetrated. This is where EIFS fails first and where most EIFS walls only ever need work. Replacing shrunken or cracked sealant joints on a maintenance schedule is the highest-value thing an EIFS owner can do.

Most EIFS walls we look at need the first item on that list and nothing else. Sealant joints are a maintenance item, not a system failure.

Barrier Or Drainable

Which generation of EIFS you have decides almost everything.

There are two, they look identical from the street, and they carry completely different risk.

Barrier (face-sealed)

The original design. No drainage path — it depends entirely on the outer skin staying watertight. Once a sealant joint at a window shrinks or cracks, water gets behind the foam and cannot dry back out through the coating. In Florida humidity it stays there. Brevard's 1980s and 90s build stock is squarely in this era.

Drainable

The later design, with a path for incidental water to get back out. It performs well. Same appearance, materially different risk profile — and the system we would specify if an elevation needs replacing.

Rough guide: built before the mid-1990s, assume barrier until proven otherwise. Built after, drainable is likely but not guaranteed. Build year is a strong indicator, not proof — confirming it means opening the system at a detail.

Before Anyone Quotes It

What cannot be judged from outside an EIFS wall.

Two things in particular. Whether the system is barrier or drainable is strongly suggested by the build year but confirmed only by opening it at a detail. And how far water has traveled behind the foam is not visible at all — the foam hides it, which is precisely why EIFS problems are found late.

Those two unknowns are what separate a sealant job from an elevation rebuild. A firm number that does not establish them is an estimate wearing a quote's clothing.

Worth adding: the tap test does not apply here. EIFS sounds hollow everywhere by design, so a hollow sound on an EIFS wall means nothing at all.

Does EIFS always mean my house has water damage?

No, and it is worth being clear about that. Plenty of EIFS houses in Brevard are dry and fine. A well-detailed EIFS wall that has been maintained can outperform a poorly installed hardcoat stucco wall.
