If your house was built in Brevard County in the 1980s or 90s, there is a real chance the exterior is not stucco at all. It might be EIFS — synthetic stucco, a foam board with a thin coating over it. From the street the two look the same. Behind the surface they fail in completely different ways.
Answer this before you let anyone quote you on a crack, a stain, or a repaint. A crew that treats EIFS like hardcoat stucco can damage a wall that was fine. Four checks, about fifteen minutes.
Test 1: Press it with your thumb
Push firmly on the wall, in the open field well away from a corner or a window.
Hardcoat stucco does not move — it is cement plaster over block or lath, and pressing it feels like pressing a sidewalk. EIFS gives slightly, because underneath the coating is polystyrene foam. It is the most reliable check a homeowner can do without tools.
A note on the tap test, since it is the advice you will find everywhere: listening for a hollow sound is useful on hardcoat stucco, where a hollow patch means the stucco has separated from what it is bonded to. On EIFS it tells you nothing, because EIFS sounds hollow everywhere.That is normal for the material. Most articles bury that caveat, and it matters — a homeowner who taps an EIFS wall and hears hollow may conclude the house is delaminating when nothing is wrong.
Test 2: Look at the bottom edge
Go to where the wall meets the foundation and look at the cladding in profile. EIFS is built up off the wall — the foam adds thickness, so the system typically stands proud by about three quarters of an inch or more. Hardcoat sits much tighter. Once you have seen it on one house it is obvious on every house after.
While you are down there, look for a weep screed — a metal edge with small openings that let water out. That is a hardcoat detail.
Test 3: Pull a fixture and look for foam
This is the check that ends the argument. Take off something that penetrates the wall — a light fixture, a gutter strap, a doorbell. Two screws, usually. Look at the cut edge where the wall was opened up.
Foam means EIFS. Cement means hardcoat. No ambiguity, five minutes.
Test 4: Notice where the cracks are
Not how many. Where.
Hardcoat cracks in the open field of a wall as well as at the corners of openings — it shrinks as it cures, andthat cracking is normal. Properly installed EIFS rarely cracks mid-wall at all; when it does, it is at penetrations — window and door corners, deck attachments.
So fine hairline cracking across open areas is probably hardcoat. A wall smooth everywhere except around the windows is worth a closer look.
The year matters more than the surface
Here is the part almost nobody explains, and it is the thing that actually determines your risk.
There are two generations of EIFS. Barrier EIFS — also called face-sealed — was the original design and it depends entirely on its outer skin staying watertight. There is no drainage path. Once a sealant joint at a window shrinks or a crack opens at a penetration, water gets in behind the foam and cannot dry back out through the coating. Building Science Corporation is blunt about it: face-sealed systems using moisture-sensitive components without provision for drainage are unfit for the job. Most of the serious EIFS failures of the 1980s and 90s were exactly this.
Drainable EIFS came later and includes a path for incidental water to get back out. It performs well. Same look, completely different risk profile.
Florida is where this distinction bites hardest. Heat and humidity mean a wall that takes on water dries slowly, and our 1980s and 90s build stock is squarely in the barrier-EIFS era. Add wind-driven rain pushed laterally into every seam during a tropical system, and the failure mode is not exotic — it is the expected outcome of a face-sealed wall in a wet climate.
Rough guide: built before the mid-1990s, assume barrier until proven otherwise. Built after, drainable is likely but not guaranteed.
And if it is EIFS, the crew matters. The repair is not a stucco repair. Patching EIFS with cement-based material traps moisture against the foam and makes the problem worse, and cutting into a barrier system without rebuilding the sealant and flashing details just reopens the path water came in through. This is the most common way a well-meant repair damages a wall that only needed a detail fixed.
What none of these tests can tell you
You can now identify what your wall is. You cannot, from the outside, determine any of this:
- Whether water is behind it right now. EIFS hides moisture better than any other cladding — the surface can be entirely intact over saturated sheathing. There is no visual tell. This is the whole problem with the material.
- How far a wet area extends. Damage travels along the sheathing well past whatever stain or soft spot is visible.
- Whether yours is barrier or drainable. The build year is a strong indicator, not proof. Confirming it means opening the system at a detail.
- Whether it is a repair or a replacement. That turns entirely on how much sheathing is wet, which is a measurement, not a judgment call.The repair-versus-replace decisioncomes after that number exists, never before.
On hardcoat stucco, a homeowner can get most of the way to a diagnosis by looking. On EIFS, looking genuinely stops working. That is not a sales line — it is the defining property of the material.
What to do next
If your tests say hardcoat stucco: good, and thecrack diagnosis guide will take you the rest of the way. Most of what you find there will be cosmetic.
If your tests say EIFS and the wall is dry, unstained, and undamaged: do nothing structural. Watch the sealant joints at your windows and doors — those are where the system fails first — and have them replaced when they shrink, crack, or pull away. That is a caulking job on a maintenance schedule, and it is the highest-value thing an EIFS owner can do. You do not need a stucco contractor for it.
