Two 2,500-square-foot houses can be twenty times apart on the same job. Cracking around three windows on one elevation is a few hundred square feet of work at most. A saturated wall with rotted sheathing behind it is a different category of expense entirely — on a house of exactly the same size.
The number that actually drives the price
What a contractor is pricing is the affected area, in square feet, multiplied by a rate that depends on what kind of failure it is. House size never enters the calculation. It only becomes relevant when the whole exterior is being re-stuccoed or recoated, which is a different scope from a repair.

Doing the arithmetic on your own wall
You can get to a defensible range yourself in about five minutes, and it is worth doing before anyone comes out.
Measure the damaged section — length by height, in feet — and multiply. A cracked area running eight feet across and three feet high is 24 square feet. At the surface-repair band that is a job in the low hundreds of dollars regionally. If the same area turns out to have water behind it, the same 24 square feet lands in a very different band.
That gap is the whole reason diagnosis comes before price. The per-square-foot rate is not really about the stucco. It is about how deep the repair has to go, and that is decided by what is behind the surface.
What whole jobs come to
Per-square-foot figures are hard to picture, so for scale: whole water-damage jobs commonly run $4,000 to $10,000 or more regionally, because that work means replacing rotted sheathing and rebuilding the moisture barrier rather than patching a surface. Where mold remediation is required, it is a separate line, commonly $1,500 to $6,000 statewide.

What moves a quote up or down
- Whether water is involved. The single biggest multiplier on this page, and the reasonthe signs of water behind stucco are worth knowing before you get quotes.
- Access and height. A second-storey elevation needs staging. Ground-floor work does not.
- Texture matching. Knockdown, sand, dash, and worm finishes can be matched by a skilled hand, but matching pushes cost toward the top of the range. Colour is harder than texture, because the existing wall has weathered and a patch has not.
- Whether it is EIFS.Synthetic stucco is a different system repaired a different way, and pricing it as hardcoat stucco is how walls get made worse.
- How many previous repairs failed. Three patches that all cracked again means the patches were never the problem, and the price of doing it properly once is not the price of a fourth patch.
Why two quotes on the same wall disagree
Usually because they are quotes for different work. One contractor is pricing a surface patch and the other is pricing the cause behind it. Or they have assessed the damaged area differently, which is easy to do when the boundary of a delaminated section is rarely where the hollow sound stops.
The way to compare them is not to compare the numbers. It is to ask each one what specifically is wrong and how they determined it. What no estimate written from outside can know
Being straight about the limits of the arithmetic above: measuring the visible damage gives you a floor, not a total. From outside a wall, nobody can determine how far delamination extends past the visible area, how much moisture is in the cavity, or whether the sheathing behind it is sound.
Those unknowns are exactly what separates the $8 band from the $60 band. Anyone giving a firm number without establishing them is estimating, whatever the document is called — which is not necessarily dishonest, but does mean the number can move.
What to do next
Measure the damaged area, not the house. Length by height, in square feet. That single number does more to make a quote legible than anything else you can do.
Work out which band you are in. Dry, stable, cosmetic cracking sits at the bottom. Staining that persists after rain, a hollow area, or stucco that gives under thumb pressure means you are pricing a different job.
Get the diagnosis before the number. A price quoted without one is a guess in both directions — high to protect the contractor, or low with a change order waiting.
